How the Closing Process Works

A clear, step-by-step overview of what to expect when you work with Lone Star Title.

1. Escrow is Opened

Once the purchase contract (or refinance request) is signed and delivered to us, we open the escrow file. You’ll receive an opening letter with important information, wire instructions, and next steps.

Typical timeline: Same day or next business day after we receive the contract.

2. Title Search & Examination

Our team performs a thorough search of county records, tax records, court records, and more. We identify any issues that need to be resolved before closing (liens, judgments, easements, probate issues, etc.).

We issue a Title Commitment outlining what we will insure and any requirements or exceptions.

3. Clearing Title Issues

If any clouds on title are found, we work with the seller, their agent, or attorney to clear them. Common items include paying off old liens, obtaining releases, or resolving HOA matters.

Pro tip: The earlier issues are identified, the smoother closing day will be.

4. Buyer Deposits Funds & Documents Prepared

The buyer deposits the down payment and closing costs into our escrow account (we provide secure wire instructions — always verify by phone). We prepare all closing documents for review by all parties.

You’ll receive a Closing Disclosure (CD) at least 3 business days before closing as required by law.

5. Signing Appointment

Buyers and sellers sign documents (often separately for convenience). We review everything one final time, answer questions, and collect any remaining funds or documents.

6. Recording & Disbursement

After all conditions are met and funds are verified, we record the deed and any other documents with the Davis County (or appropriate county) Recorder’s Office. Once recorded, we disburse funds to the seller, lenders, and other parties.

Congratulations! You receive the keys and are now the proud owner.
Important Things to Know
Wire Fraud Protection

Lone Star Title will never change wire instructions by email alone. We always verify changes by phone using a number you already have on file. When in doubt, call us directly.

Closing Disclosure Timing

Federal law requires you receive your Closing Disclosure at least 3 business days before closing. Plan your signing appointment accordingly.

What You’ll Need at Signing

Valid government-issued photo ID, certified funds or wire confirmation, and any additional documents we request in advance.

After Closing

You’ll receive your recorded deed, title policy, and final settlement statement by mail or secure portal within a few weeks.
